Which of these applies to you

There are four documents on this page and they do not all apply to everyone. Most people only need the first two.

• Privacy Policy — everyone. If you visit this site, or call or text us, this one is yours.
• Terms of Service — everyone who uses the website itself.
• Referral Terms — only if you ask us to introduce you to an agent through Drop Pin.
• Wrenbeck Client Agreement — only if you buy something from us. It starts at checkout. A listing runs until the property sells or rents, or twelve months, whichever comes first. A service bought without a listing runs as Part K describes. It is also where the consent to calls and email lives.

Contacting us about someone else’s listing? Then the first two are the ones that apply to you. The listing agreement is between us and the owner of that property — you are not a party to it, and nothing in it asks anything of you.

Agreements

Wrenbeck Client Agreement — the agreement a property owner signs to list a property with Wrenbeck. It is a separate document from the site terms below, and it is what governs a listing.

It is also where a property owner gives consent to be contacted about their listing by phone and email, including messages sent by automated and artificial-intelligence (AI) systems. That consent, what those messages are, and how to stop them are set out in the section titled Communications Consent (Part G) of the Additional Terms within it. Part G also says that text messages go only to an owner who adds Switchboard, which is optional and is not a condition of buying a listing.

Privacy Policy

This policy explains what Wrenbeck LLC collects, why, and what we do and do not do with it. It applies to this website and to the services we provide through it.

1. Who we are

Wrenbeck LLC, 145 Tremont Street, Suite 201-1483, Boston, MA 02111. You can reach us using the details in section 11.

2. Information you give us

“You” here means anyone who gives us information, not only sellers who sign up for a listing. It also covers buyers and the licensed real estate agents working with them, who contact us about a published listing by phone, text message, or email.

• Contact details you submit, such as your name, email address, postal address, phone number, and mobile number.
• Property and transaction details you provide in order to use a service.
• If you contact us about a listing, the phone number or email address you contact us from, together with what you are asking about. This applies whether you are a prospective buyer or an agent working with one.
• The content of messages you send us, including calls, email, and text messages.

3. Information collected automatically

When you visit this site we may record standard server log information, such as the pages requested, the time of the request, your approximate location derived from your IP address, and general device and browser characteristics. We use this to keep the site working and secure.

4. How we use information

• To provide, operate, and support the services you request.
• To respond to your questions and provide customer care.
• To identify which listing an inquiry concerns and provide the property owner’s contact information to the person asking.
• To send you service messages about a transaction or request you have initiated.
• To meet legal, regulatory, and recordkeeping obligations that apply to us.
• To detect, prevent, and investigate fraud, abuse, and security incidents.

5. Text messaging and mobile information

If you give your mobile number and opt in, we may send you text messages related to the service you asked for. Consent to receive text messages is not a condition of any purchase. A property owner who buys a listing is contacted about it by phone and email, and receives text messages about it only by adding Switchboard, an optional service — see Service messages to sellers, below. Wrenbeck makes no marketing calls and sends no marketing text messages.

When you call or text the Wrenbeck listings number, an automated assistant answers. It identifies itself and identifies Wrenbeck at the start of every call. It works out which listing you are asking about and gives you the property owner’s contact information, or tells you where it is published. That is all it does — it will not describe the property, answer questions about it or its availability, or discuss commissions or compensation.

We do not record calls. Nothing you say on a call to or from Wrenbeck is recorded, transcribed, or kept.

We do keep information about the call: the telephone number, the date and time, which listing it concerned, how long it lasted, and whether you said yes when our assistant offered to text you the details. We use that to operate the service and to show a property owner that a service they paid for was delivered.

Text messages are different. A message has to be stored for us to read it and reply, and mobile carriers require us to keep records of messages sent and received. We keep text messages and use them only to handle the inquiry they relate to.

To work out which listing a text message is about, our automated assistant uses an AI model provided by Anthropic. We send Anthropic the words of the message, not your telephone number. Anthropic processes them on our behalf to provide that service and does not use them to train its models.

Mobile information and text messaging opt-in data and consent will not be sold or shared with third parties or affiliates for marketing or promotional purposes. This applies to your mobile number, your opt-in status, and the record of your consent.

• To stop messages: reply STOP to any message. You will receive a single confirmation and then no further messages, unless you opt in again.
• For help: reply HELP to any message, or contact us using the details in section 11.
• Message and data rates may apply.
• Message frequency varies.
• Carriers are not liable for delayed or undelivered messages.

Wrenbeck sends text messages in two situations. First, in reply to someone who has texted our published customer service number, or who has called it and said yes when our assistant offered to text them the same details. Second, to a property owner who has added Switchboard to a listing and provided a mobile number for it: a notification when someone inquires about that listing. Separately, when a seller enters a number for one of their listings, a one-time verification code is sent to it — entering the number is the request for the code, and a listing cannot be published until its number is verified. Verification codes are delivered by our telecommunications provider’s verification service from its own sender, not from the Wrenbeck listings number. We do not buy, rent, or append phone numbers, and we do not send text messages to anyone who has not taken one of those actions.

The messages we send

There are two ways a phone number reaches us, and every message we send follows from one of them. These are the only two.

• You texted us first and we are replying, or you called us first and said yes when our assistant offered to text you the same details.
• You are a property owner who added Switchboard to your listing and provided a mobile number for it.

If you call rather than text, our assistant gives you the details on the call and then asks: “Want me to text that to the number you're calling from? It's one message, message and data rates may apply, and you can reply STOP to opt out.” A text is sent only if you say yes, and only to the number you called from.

Every message identifies Wrenbeck. Every message carries STOP and HELP. Message frequency varies. Message and data rates may apply. Wrenbeck sends no promotional or marketing text messages and makes no marketing calls.

The sentence offering an agent introduction is added only to a reply that says how to reach an owner, and only for a buyer asking about a home for sale. The owner’s notice names who asked — a buyer’s agent, a buyer, a renter, or someone — and why — a showing or a question; only those words change. The HELP reply is sent by our messaging provider’s automatic keyword response.

Names, addresses, and telephone numbers in these examples are illustrative.

Information shared to make a buyer introduction

If you ask us for a buyer introduction through Drop Pin, we share the contact information and search details you provide with the real estate agent you asked to be introduced to, so that agent can reach you. We share that information solely to carry out the introduction you requested, and only with the agent involved in that introduction. We do not share it with any other agent, brokerage, lender, or marketing partner, and we do not sell it. As stated above, mobile information and text messaging opt-in data and consent are not shared with third parties or affiliates for marketing or promotional purposes, and requesting an introduction does not change that.

If we connect you directly to a property owner

If you ask to be connected to a property owner and they accept, we place the call and step out of it. We do not listen to, record, or keep any part of that conversation — the same as any other call.

We keep only that the connection happened: your telephone number, the date and time, that we offered the connection, whether you accepted it, and how long the call lasted. We keep that so we can show the property owner that the service they paid for was delivered. After the call you and the property owner deal with each other directly; we do not pass messages between you.

Email about a listing

When you email Wrenbeck about a listing, or contact us about one through a site such as Zillow, Realtor.com, Homes.com or Rent., an automated system reads the message to work out which listing it concerns.

If it is an inquiry about one listing, we reply with the owner’s first name, phone number and email address, and we pass your message and the contact details you or that site supplied to the listing’s owner so they can answer you directly. For rental inquiries this includes any renter profile the site sent with your message. After that, you and the owner deal with each other; Wrenbeck does not take part in the conversation.

Leads from listing sites are read by fixed rules. Other emails are sorted by an AI model after phone numbers, email addresses and links have been removed. The model only labels the message. It does not write our replies or make decisions about you, and our AI provider does not use this content to train its models.

We do not open or keep attachments. We remove anything that looks like a Social Security, bank or card number.

We keep the text of a listing inquiry while the listing is active and for 90 days after it closes. We then delete the text and keep only a record that an inquiry was received. This describes the copy in Wrenbeck’s own systems; the original email stays in our mailbox like any other email.

Email that is not an inquiry about a listing is not copied into those systems.

We do not sell this information or use it for advertising. Wrenbeck’s use of information received from Google Workspace APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements.

Emails Postmaster sends

Postmaster is Wrenbeck’s name for the automated system described above. It is included with every listing. It sends these four kinds of email.

Names, addresses, and telephone numbers in these examples are illustrative.

If you list a property with Wrenbeck

Your name, the telephone number you verified for that listing, and your email address are published in two places: the MLS PIN Special Showing Instructions field, and the public Wrenbeck listing page for your property. That is how buyers, renters, and real estate agents reach you directly, and it is the point of an entry only listing.

The two places are different and reach different people. Special Showing Instructions is visible to every MLS PIN Participant and Subscriber — thousands of licensed real estate professionals. It is not a field MLS PIN sends to public listing websites, so your contact information does not reach the public through it. The Wrenbeck listing page is publicly accessible and may be indexed by search engines. It is how a prospective buyer or tenant who is not working with an agent reaches you.

Anyone can see the Wrenbeck listing page. That includes people who are not buyers or renters — you should expect solicitations from agents, investors, and service providers. We cannot screen, filter, or block anything sent to your own phone number or email address. MLS PIN sends listing content to third-party websites we do not control; the Special Showing Instructions field is not among the content sent.

You can ask us to remove your published contact information at any time and we will do so within three business days. Doing that removes the only way anyone can reach you about the listing.

If you accept a listing agreement

When you accept the Wrenbeck Client Agreement, we record the date and time, your IP address and browser, the version of the agreement shown to you, a copy of its text as it then read, and the state of the acceptance checkbox, which is also your consent to service messages about your listing by phone and email. If your order includes Switchboard, the record shows that you added it, which is your consent to its text messages. We keep that so both of us can tell exactly what was agreed and when.

We keep the Massachusetts Mandatory Licensee-Consumer Relationship Disclosure for three years from the date it is given, as state regulations require.

6. How we share information

We do not sell your personal information. We share it only in the circumstances below, and in every one of them the carve-out in the following paragraph applies.

• Service providers. Vendors who host our site, deliver our email, or otherwise operate the service on our behalf, limited to what they need to perform that work. They include OpenAI and Anthropic, which provides the AI model our automated assistant uses to read text messages sent to the Wrenbeck listings number. The same provider’s model sorts emails about a listing, after phone numbers, email addresses and links have been removed.
• At your direction. Where you ask us to pass information to a specific party in order to complete something you requested.
• Contact information we give out. If you contact us about a listing, we give you the property owner’s contact information, or tell you where it is published, so you can reach them directly. That is the whole of it in the standard service. If that property owner has purchased a service that includes it, we also give them the number or address you reached us on, so they can get back to you. Not every listing has that service, so it will not always happen.
• Legal requirements. Where we are required to disclose information by law, regulation, subpoena, or other valid legal process, or to protect our rights or the safety of others.
• Business transfer. In connection with a merger, acquisition, or sale of assets, subject to the carve-out below.

SMS opt-in data is carved out of all of the above. Mobile information and text messaging opt-in data and consent are excluded from every category of sharing described in this section. They are not sold, rented, leased, or shared with third parties or affiliates for marketing or promotional purposes, and they are not included in any business transfer for those purposes. There are two operational exceptions, and neither is marketing: a messaging provider acting solely to transmit the messages you asked to receive, which may not use that data for its own purposes; and, where you contacted us about a listing whose owner has purchased a service that includes it, giving that owner the number or address you reached us on so they can get back to you. Not every listing has that service.

7. Retention

We keep personal information for as long as needed to provide the service and to satisfy legal and recordkeeping obligations, then delete it or render it non-identifying.

8. Your choices

• Stop text messages at any time by replying STOP.
• Unsubscribe from any marketing email using the link in it.
• Ask us for a copy of the personal information we hold about you, or ask us to correct or delete it, using the details in section 11. We will respond as required by applicable law.

9. Security

We use reasonable administrative, technical, and physical safeguards appropriate to the information we hold. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

10. Children

This site and our services are intended for adults. We do not knowingly collect personal information from children under 13. If you believe a child has given us information, contact us and we will delete it.

If we change this policy we will revise the “last updated” date at the top of this page. Material changes to how we handle text messaging consent will not be applied retroactively to consent already given.

Terms of Service

These terms govern your use of this website and the services Wrenbeck LLC provides through it. By using the site you agree to them. If you do not agree, do not use the site.

1. What we provide

Wrenbeck LLC is a Massachusetts real estate brokerage offering flat-fee entry only MLS listings to property owners selling or renting without a listing agent. A property owner pays a flat fee to have their property listed, and buyers and prospective tenants deal with the property owner directly. Nothing has been published yet — no rankings, no production figures, and no listings.

Wrenbeck does two things for a property owner: we enter the property into MLS PIN and keep the listing current, and we give the property owner’s contact information to people who ask us about it, or tell them where it is published. That is the whole service.

Listing services are provided only under a separately signed Wrenbeck Client Agreement between Wrenbeck and the property owner. Using this site, viewing a listing, or contacting us does not create a brokerage or agency relationship, and none arises until that agreement is signed. We do not represent the property owner in the negotiation, sale, or letting unless we have agreed to do so separately and in writing.

When someone reaches us directly — by phone, text message, or email — we work out which listing they mean and give them the property owner’s contact information, or tell them where it is published. That includes buyers, prospective tenants, and licensed real estate agents working with them. The property owner takes it from there. We do not describe a property, answer questions about it or its availability, or discuss commissions or compensation.

Fees, what each fee covers, and any refund terms are stated at the point of purchase and in the Wrenbeck Client Agreement. If anything in these site terms conflicts with a signed Wrenbeck Client Agreement, the signed agreement controls.

2. Service messages to sellers

When you list a property with Wrenbeck, no telephone number is collected at checkout. You enter a number for each listing in your Wrenbeck console, and it is verified with a one-time code, sent by text message by our telecommunications provider’s verification service, before that listing can be published.

Accepting the Wrenbeck Client Agreement includes your consent, in its Communications Consent section, to receive service messages from Wrenbeck about your own listing by phone and email, including messages sent by automated and artificial-intelligence (AI) systems. Wrenbeck sends these service messages by email. They include summaries of inquiries received on your listing, notice of showing requests, showing confirmations and appointment reminders, reminders of MLS listing status deadlines, notice as your listing approaches expiration, and notices about your account.

That consent is required to buy a listing, because these messages are how inquiries about your property reach you. The rules that prohibit making consent a condition of purchase apply to marketing and promotional messages. Wrenbeck sends none, to anyone, at any time — so there is nothing here that those rules are aimed at. Every message concerns your own listing or your account. It is service messaging, not marketing: Wrenbeck makes no marketing calls and sends no marketing text messages. We do not record calls. To withdraw consent to calls or email, write to us using the details in section 11 of the privacy policy.

Text messages are optional, and come only with Switchboard. Switchboard is an optional service a seller can add to a listing, at checkout or afterwards. A seller who adds it also receives text notifications of inquiries about that listing, at the mobile number provided for it. Consent to text messages is not a condition of buying a listing: a listing can be bought without Switchboard, and a seller without it is not sent text messages about their listing. Message frequency varies with activity on your listing. Message and data rates may apply. Reply STOP at any time to stop all text messages from Wrenbeck, or HELP for help. Wrenbeck honors a STOP request immediately and applies it to every kind of message we send to that number.

3. Buyer introductions (Drop Pin)

If you contact Wrenbeck about a listing as a buyer and would prefer to work with an agent rather than dealing with the seller directly, we can introduce you to a licensed real estate agent working in the area you are searching. This service is called Drop Pin. There is no charge to you and you are never obligated to work with an agent we introduce. Wrenbeck is paid a referral fee by that agent’s brokerage if a transaction closes, and Wrenbeck does not act as your agent in that transaction. Any closing gift is conditional and is funded by that referral fee. The full terms, including the conditions on the closing gift, are in our Referral Terms.

4. Your responsibilities

• You are responsible for the accuracy and completeness of the property information you give us, and for having the right to offer the property for sale.
• You are responsible for your own compliance with fair housing, disclosure, and other laws that apply to selling your property.
• You will not use the site to submit unlawful, infringing, or deliberately misleading content.

5. Accuracy and availability

We work to keep this site accurate and available, but we do not guarantee that it will be error-free or uninterrupted. Nothing on this site is legal, tax, or financial advice. We do not guarantee that a listing will result in a sale, or any particular sale price or timeline.

6. Intellectual property

The Wrenbeck name, the marks on this site, and the site’s text, design, and code belong to Wrenbeck LLC or its licensors. You may not copy or reuse them except as permitted by law. Content you provide to us remains yours; you grant us the permission needed to use it to provide the service you requested.

7. Limitation of liability

To the fullest extent permitted by law, Wrenbeck LLC is not liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits, arising from your use of the site or our services. Nothing in these terms limits liability that cannot be limited by law.

8. Governing law

These terms are governed by the laws of the Commonwealth of Massachusetts, without regard to its conflict of law rules. The state and federal courts located in Massachusetts have exclusive jurisdiction over any dispute arising from them.

9. Changes and contact

We may update these terms. The revised version takes effect when posted here, and the “last updated” date at the top of the page will change. Questions can be sent to hello@wrenbeck.com or by post to 145 Tremont Street, Suite 201-1483, Boston, MA 02111.

Referral Terms (Drop Pin)

Drop Pin is Wrenbeck’s referral service. It introduces buyers of residential real estate in Massachusetts to licensed real estate agents. Using the service means you agree to these terms.

For buyers

1. When you use Drop Pin, Wrenbeck makes a professional introduction between you and a licensed real estate agent. To do that, we share the contact information and search details you give us with that agent, and only with that agent, so they can reach you. You authorize us to share it for that purpose. We do not share it with any other agent, brokerage, lender, or marketing partner, and we do not sell it.
2. You consent to be contacted by Wrenbeck by email and telephone about your request. If you contacted us by text message, you also consent to a reply by text. Message and data rates may apply, message frequency varies, and you may reply STOP at any time to stop text messages from Wrenbeck, or HELP for help. Consenting to receive text messages is not a condition of receiving an introduction.
3. Please give us accurate information, so the agent can actually reach you. We may decline or discontinue service to anyone who provides inaccurate or misleading information.
4. Drop Pin covers purchases of residential property in Massachusetts — single family homes, condominiums, townhomes, and multi-family homes. It does not cover land, commercial property, parking, or rentals and leasing.
5. There is no charge to you. Wrenbeck is paid a referral fee by the brokerage of the agent involved in your transaction, under a separate written agreement between that brokerage and Wrenbeck. Massachusetts law requires that referral fees and real estate commissions be paid to a licensed brokerage rather than to an individual, and that fee is paid to Wrenbeck LLC. Using Drop Pin means you understand and agree to this compensation arrangement.
6. Any closing gift is conditional. A closing gift is funded by the referral fee we receive, and we cannot pay it unless the agent’s brokerage has signed a referral agreement with Wrenbeck and has actually paid us that fee. If an agent we would introduce you to has not signed a referral agreement, we will tell you before you decide, and you may still take the introduction — a closing gift simply would not be available on that match.
7. To be eligible for a closing gift, you must complete your purchase with an agent Wrenbeck introduced you to, and that purchase must close within one year of the date of the introduction.
8. Agents introduced through Drop Pin are independent. They are not employed by, affiliated with, or supervised by Wrenbeck unless we tell you otherwise in writing. Wrenbeck is not a party to, and has no knowledge of, the terms of any transaction you negotiate with them.
9. Wrenbeck is not your agent. Making an introduction does not create an agency relationship between you and Wrenbeck, and Wrenbeck does not perform real estate brokerage services on your behalf in your purchase beyond making the introduction, unless we tell you otherwise in writing.
10. Either of us may stop using the service at any time on written notice. Referrals already made remain subject to any agreement between Wrenbeck and the agent’s brokerage.
11. We may modify the service or these terms. We will give notice of significant changes.

For real estate agents and brokerages

1. If you accept a referral from Wrenbeck and go on to handle a transaction for that consumer, you agree that your brokerage will pay Wrenbeck LLC a referral fee equal to 17% of the commission earned on that transaction. Massachusetts law requires this be paid brokerage to brokerage, under a written referral agreement.
2. Maintain your real estate license, follow applicable law, and take responsibility for the brokerage services you provide to the consumer. You agree to indemnify, defend, and hold Wrenbeck harmless from any claims arising out of your work for them.
3. Any information you provide to Wrenbeck must be accurate, complete, and yours to provide.
4. Wrenbeck may modify the service or these terms, with notice.
